Housing Options


Herzogenaurach is a beautiful place to live but finding a house in this place is little bit tricky and difficult.

Rent without operating costs (Nebenkosten) is called Cold Rent (Kalt Miete). Warm Rent is the rent including Operating Costs.

Operating Costs differ from contract to contract. Operating Cost may include Heating Costs, Water, Trash, Cost of the electricity for the common areas, Insurance for the property, Chimney Sweeper, Garbage and Sewage Removal and sometimes property maintenance fees.

In most of the cases Operating Costs doesn't include Electricity Charges.

Usually Security Deposit (Kaution) is 3 months of Cold Rent which will be given back when the house is vacated in the same condition when moved in. Any minor damages may attract charges.

The rents for apartments differ according to the apartment itself: old, new, area, with/without kitchen.

A cold rent of 500-800 Euros per month and operating cost of about 100-200 Euros per month for an apartment which has the size of about 50-80 sq.m.

One can consider Warm Rent of 400-700 Euro for 2 Room House (1BHK) and 700-1000 Euro for 3 Room House (2BHK).
